You can not keep your deposit .. Who made a down payment .. if there are damages, then you can not keep your deposit. The lease was 12 months and be completed. Break the lease .. simply not renewed.

If your lease stipulates that the tenant is required to give 30 days stating its intention to renew it or leave, you probably have the right to withhold your security deposit and charge rent for 1 month to 30 days of offset - you should not receive before.
